Skanska has used offsite and modular construction methods to fit an office MEP system into a mixed-use scheme in London’s West End.

The contractor and its supply chain – which includes its Skanska Rashleigh Weatherfoil division – built two multi-service MEP modules for the office, which were craned into the Mayfair site over two weekends. The firm said if traditional methods had been used, the installation would have taken nine weeks.

The South Molton scheme, for clients Grosvenor and Mitsui Fudosan UK, is situated between Oxford Street and New Bond Street. It includes offices, retail and a new hotel.

Skanska said using offsite manufacture also improved quality and safety. In a post on its website, the firm said any snagging was addressed before the modules left the factory. “The result was a more efficient process and a higher degree of certainty when the modules arrived in central London ready for installation.

“By assembling the modules at ground level in a controlled factory environment, operatives had safer, easier access to their work areas. It reduced the need to work within confined riser spaces on site, helping minimise risk while creating a more comfortable working environment.”

The scheme is designed by Hopkins Architects and is aiming for BREEAM Outstanding certification.
