Visit to Dublin school redevelopment will show how regeneration project is repurposing heritage build

OHMG Construction is offering CIOB members in Ireland a a site visit to the €20m redevelopment and refurbishment of the Rutland Street School.

The building has been at the centre of the local community since its construction in 1912 and is now poised to take a new role as a community space. It means a comprehensive restoration and modernisation of the existing four-storey school building, spanning approximately 2,887m². Commencing in late 2023, the project aims to regenerate the area by transforming the historic early-1900s building into a local landmark, supported by Dublin City Council and Urban Regeneration and Development Fund (URDF). 

The project includes the creation of a new infill section to the rear of the building across all floor levels, alongside the addition of a mezzanine plant level at roof height. A further extension at garden level enhances the building’s accessibility and usability. In parallel, extensive site works and new service installations are being carried out to ensure long-term operational efficiency and infrastructure resilience.

By combining careful refurbishment with sensitive new interventions, OHMG is helping to preserve the architectural integrity of the Rutland Street School while ensuring it meets the needs of contemporary education. 

Dublin City Council’s ambitions for the project is part of a wider regeneration of the north-east inner city.
