01 Early involvement is critical
With early consultation, the M&E specialist can simplify site inventory and economise the installation processes. The manufacturing process means site scrap and waste materials are minimised and labour allocation is flexible to suit workload.
02 Collaboration is key
Early involvement must then be used to build relationships with other members of the design team to develop a fully co-ordinated and complete design. This is essential to ensure the manufacturing process provides maximum benefit in terms of buildability, repeatability and quality.
03 Lock in the design
The quality of the offsite product is dependent on the quality of the design and engineering drawings. The use of 3D drawings and BIM will enhance this. An early design essential is desirable as any modifications during the manufacturing timeline will reduce the cost benefits of offsite manufacture.
04 Plan delivery
Although each modular component is only manufactured when needed, planning of handling and movement on site must be considered in the build programme to prevent the need for costly storage.
05 Commissioning/completion
Where possible, allow for testing and commissioning to be completed at the factory. This can significantly reduce commissioning times on site, reduce costs and ensure a smooth handover.
