Skanska has been appointed to refurbish One Appold Street, Broadgate, in the City of London.
The £273m contract includes construction and the installation of mechanical and electrical services.
The refurbishment will retain the existing concrete and steel structure, originally built in the 1980s, while adding six floors and expanding the floorplate. A new facade will aim to reflect the contemporary design of other Broadgate developments.
The works will deliver a 14-storey building with approximately 360,000 sq ft of office space and 48,000 sq ft of leisure and hospitality facilities.
The construction contract is with Broadgate, a joint venture between British Land and GIC.
Terry Muckian, executive vice-president who leads Skanska UK’s building business, said: “Partnering with British Land for another major office in London is a privilege. Together, we have designed and delivered outstanding buildings that transform spaces and have enabled businesses to create exceptional working environments.
“The redevelopment of One Appold Street will further enrich Broadgate, delivering a modern, elegant building that complements the neighbourhood.”
A core element of the redevelopment is sustainability, with circularity a significant focus for the design team. The project aims to achieve high sustainability targets, including a NABERS 5-5.5* rating and BREEAM Outstanding certification.
Tony Boorer, project director for Skanska, said: “We’ve worked closely with our customer to design a building with sustainability embedded in its DNA.
“By structurally refurbishing the building, the existing concrete and steel frame will be largely retained, avoiding the high carbon impact of demolition and fabricating new steel. We’re excited to move into full delivery and look forward to seeing the project develop.”
Construction works are now underway, with the project expected to be completed in Q1 2029.
