Developer LS Estates has appointed contractor Red Group to finish the £50m redevelopment of 5 Chancery Lane in central London after the previous contractor Ardmore entered administration in June.

Built in 1910, the refurbished 5 Chancery Lane will offer 105,000 sq ft of modern office space between Holborn and Fleet Street.

Working as construction manager alongside project manager and quantity surveyor Gardiner & Theobald, Red Group will continue the sustainable overhaul, retaining the building’s facade and 86% of its existing structure to save 4,800 tonnes of carbon dioxide and minimise construction waste.

The aim is also to save around 540 tonnes of carbon a year in operation and to achieve a BREEAM Excellent rating. Work is scheduled to finish in the first quarter of 2027.

A new addition is a glass dome on the roof to make a distinctive architectural statement while increasing natural light on the upper floors.

“LS Estates remain firmly committed to delivering 5 Chancery Lane as a sustainable office building that meets the strong demand in London’s office market,” said LS Estates’ managing director Rowan Jenkins.

“As demand for market-leading workspaces in the capital continues to grow, it remains crucial to prioritise upgrades which maintain cultural heritage and lead on sustainability. The appointment of the Red London team signals this assurance, and we look forward to working closely with the company to ensure we bring this building to life in 2027.”
