Berkeley Estate Asset Management has appointed Legendre UK as main contractor on its 50 Stratton Street office redevelopment.

Located in Mayfair, London, the 135,000 sq ft Grade A office scheme will target BREEAM Outstanding and LEED Gold certifications.

Designed by architect Stiff + Trevillion, the building will use lightweight steel and four cross-laminated timber floors to meet the ambitious sustainability standards.

New facades will include stone cladding, aluminium-framed windows and curtain walling.

The appointment follows a single-stage tender managed by B&Co and Exigere.

Construction is scheduled for next month (June 2026), with completion expected in mid-2028.

‘Evolving expectations’

Thomas Vandecasteele, managing director of Legendre UK, commented on the project’s environmental credentials while acknowledging its location in one of London’s most desirable postcodes.

“We are excited to be working closely with BEAM on 50 Stratton Street,” he said. “This appointment marks a key milestone for Legendre UK, reflecting the strength of our continued growth in London as we deliver a premium office building in Mayfair, one of the capital’s most prestigious commercial locations.

“As occupiers place increasing emphasis on future-proofed, energy-efficient and sustainable workplaces, 50 Stratton Street demonstrates how central London offices can be redeveloped to meet evolving expectations.”
