Barratt commits to Passivhaus for all London schemes

The London arm of Barratt Redrow has announced plans to adopt Passivhaus design for all its new London developments.

The move is believed to be one of the biggest rollouts of Passivhaus in the country.

The Lo-E homes will be created by experts, including Passivhaus designers and building physicists, to exceed current building regulations and be climate resilient.

Barratt said the new homes will save 80% in heating and hot water bills compared with today’s district heating systems and up to 90% in carbon emissions.

The first Lo-E homes will be delivered at Barratt’s High Barnet development in partnership with Places for London, the property-owning arm of Transport for London.

Features include engineered facades that limit heat from solar gain, triple-glazed Passivhaus windows and climate-resilient air tempering that filters air.

Gold-standard Passivhaus specification

Barratt said the development will meet a gold-standard Passivhaus specification and be as good as it gets when it comes to class-leading environmental homes.

Attzaz Rashid, head of design at Barratt London and the lead for the Lo-E Homes initiative, said: “Our ambition with Lo-E Homes is to deliver homes that don’t just meet standards, but meaningfully surpass them. This initiative reflects our deep commitment to innovation in housing and climate resilience. Lo-E Homes represent a new benchmark in high-density design, fusing functionality, sustainability, and comfort at scale.”

Dr Joel Callow, founding director at Passivhaus consultancy Beyond Carbon, said: “The Lo-E Homes concept by Barratt London is far ahead of the curve: a genuine exemplar, which exceeds both current and future legislation, ensuring the homes are futureproofed long before the first spade is in the ground. There is currently no firm commitment from any other volume housebuilders, that we are aware of, to deliver certified Passivhaus at this scale.”
