The fit-out of Landsec’s new headquarters at 80-100 Victoria Street, where ISG is the main contractor, has achieved a BREEAM “outstanding” accreditation at design stage.
The scheme achieved a score 92.3% under the BREEAM rating system.
The 4,666 sq m office space in the 11-year old building can accommodate 470 people on a single floor plate.
Landsec began planning the refurbishment of its new offices in summer 2015, with the aim of increasing communication and collaboration among employees, and improving staff health and wellbeing.
The property company worked with ISG, interior designer KKS and BREEAM assessor RES on product specification and to plan the demolition and build phases.

Some 99.91% of materials achieved BREEAM requirements. Just six items across the entire fit-out were not able to provide responsible sourcing certification.

The project team persuaded suppliers to deliver materials in reusable plastic crates, notably the entire lighting package, which created no packaging waste. Surplus materials were returned to their manufacturers, which reduced total construction waste to just 50 cum.
BREEAM was used as a framework to set targets for efficient use of natural resources and sustainable design. Equal consideration was given to the occupancy of the building with natural light, open-plan areas, quiet rooms and a roof garden all planned in to the design.

“We are delighted with our new headquarters and so are our employees. A Leesman workplace satisfaction survey demonstrated that satisfaction with lighting rose 25% and air quality levels by 40% when compared to our previous office.
“Furthermore, 88% of our staff now feel that the office design enables them to work productively, up 20% from our former office and significantly higher than the global average of 67%.”
